The crown’s whole job is to keep water out, and water running down the outside of the flue inside the chase will show up on drywall before it shows up anywhere else. If the stain is above the firebox and not on the roofline, the crown is the first thing to inspect.
• Dripping sound inside the chimney during rain. Water is getting past the crown and falling onto the smoke shelf or damper. Even a small amount of water over a season will begin to degrade the mortar joints at the top of the flue.
• Pieces of mortar in the yard or on the roof. Spalling, which is the technical term for the surface of the crown flaking off in freeze-thaw cycles, leaves a trail of grit and small chunks below the chimney. By the time you see pieces, the crown has lost its top sealing layer.
• Tree roots or vegetation growing from the crown area. A cracked crown that holds moisture becomes a seedbed. We have pulled tufts of grass out of crown cracks in the North Ward on chimneys that were repointed only a few years prior. The root system will widen any crack it grows into.
• Rust streaks on the crown or flue cap. Water with dissolved minerals and creosote residue running off a cracked crown leaves orange-brown staining. It means water has been standing or draining slowly across the surface, not shedding.

None of these appear suddenly. The crown usually fails over two to three winters, with the first sign being hairline cracks that open to a quarter inch, then spalling along the inside edge, then breakdown around the flue opening.
